Valuation Problems in Developing Countries: A New Perspective

Valuation problems, such as valuation inaccuracies/variations, client influence, and the use of heuristics, are common problems in property practice globally. These have generated debate recent times under rubric “behavioural issues valuation”. This paper examines developing countries, well current efforts that undertaken to address these with a view determining best approach explain and/or them. stems from persistence despite improve valuation. The study involves survey registered practising valuers Kenya. Respondents were asked indicate practice, adopted strategies, recommendations said problems. It emerged not only result valuer misconduct but also market-related problems/the environment countries. further found mainly focused on improving conduct while neglecting (problems related nature countries).
